responsible for the majority of all tenant work inside
the tower since the early 80’s. We have record
documentation of over 75% of the entire tenant spaces.
- Energy consumption and utilization
studies are conducted on the entire facility on a
regular basis to reflect changes in tenant load and
usage.
- We have done many major retrofit
and expansion project on the main building operating
systems.
- In 1996 Williams purchased the
adjoining 3 level shopping mall and ice-skating rink.
Over an 18 month period we transformed this area into
Office, Restaurant, Doctors Office, Conference, Video
Productions and the largest Energies Trading Floor
west of Wall Street.
- A 2000 Kw, 4160 V Emergency Generator
was designed and installed to support the 3000 sf
Data Center, Trading Floor and critical systems.
- In 2002 Williams constructed
the newest addition to the Tulsa Skyline with a 25
story Tower Directly East of the Existing BOK tower.
Phillips and Bacon oversaw the connection of the UPS
and critical computer systems to the existing Data
network and generator systems.
- Additional Emergency Power generation
was added with 2 additional 2000 kW, 4160 V generators
and distribution system.
- A self sufficient 911 call relay
center was designed, constructed and then installed
by helicopter on the roof of the tower in 1999.

Williams Communication Group provides support equipment
for monitoring and control of their network.
- Emergency power system for the
facility, interfacing it into the existing building
electrical distribution system.
- Facility is supplied by two
(2) 2000kW generators operating at 4160V and a 480V
multi-module 2,250kVA capacity system UPS. The 3000A
480V automatic transfer breakers transfer between
double-ended utility sub-station/switchgear and the
unit sub-station of the 4160V generator standby source.
- This project utilized 19 PDI
power distribution modules either of 50 or 125kVA
capacity and back-up emergency air-conditioning.
